📈 5.9% Increase in 2025
The Administrative Housing Tribunal (TAL) recently published its annual recommendation for rent increase notices in 2025, setting a record rate of 5.9%. This is the largest increase in the last three decades. For an average building of approximately 10 housing units, this represents an increase in its market value of approximately $75,000.
🔑 Two offers accepted on 8-unit buildings in Montreal
The acquisitions department is particularly active at the moment, conducting due diligence on two transactions involving buildings of 8 units each, located respectively in Saint-Michel and Ahuntsic. If we are fully satisfied with the audits, these properties will be added to the portfolio by mid-year.
🤝 Our new investment group is now launched
January marked the launch of a new real estate investment group (now closed), which we will have the privilege of leading over the next five years. We plan to make 2 to 3 acquisitions in the coming months.
🌿 40% energy improvement on our Barclay project
We have just received the report on the energy efficiency of our 12-unit project in the Côte-des-Neiges district. Thanks to the work carried out/in progress, in particular the installation of heat pumps, we have succeeded in reducing the energy consumption of the building by 40%. This is a great step forward, both for the environment and for the development of the project, which is now eligible for the CMHC APH program.
